<p><strong>4. Bugs.</strong> It&#8217;s that time of year. The weather warms up, and bugs try to come flocking into your home. Ditto if the fleas your dog brought in are biting them on the ankles the whole time they&#8217;re viewing the home. If your home is uncomfortably hot, buyers aren&#8217;t going to be thinking about how nice your kitchen is. They&#8217;re going to be concentrating on how horrible they feel. Turn up the AC, get some quiet fans going and, if it&#8217;s really hot, have some lemonade or ice water waiting for buyers when they arrive.</p>
<p><strong>7. Not leaving the home.</strong> When buyers are viewing your home, you shouldn&#8217;t be there. It&#8217;s going to make them uncomfortable. Go out to the park, grab some dinner, or visit friends. It will make the buyers more willing to really check out the home, making them more willing to buy.</p>

You can decide on an open layout plan, where rooms flow freely from one to the other, or you can choose a closed layout plan, where the home is divided into distinct separate rooms, with walls and doors between them. Each one has positive and negative effects on the house.</p>
<p>An open floor plan is usually best for families who like to stay close. The mom, standing in the living room, can keep an eye on what her children are doing in the dining room. There are no, or few, walls dividing up the home. An open floor plan can make a smaller home feel larger, and it can allow for a better use of space. The downside of an open floor plan is the same thing that makes this layout such a great option for some families; there are no dividers. If you value peace and quiet, or having a section of the house just for yourself, an open floor plan may not be the best option. It is also not always the best option for families with very young children. Although the children will have more room to run around in, an open floor plan is a challenge to child proof. There are no clear doorways to hang safety gates in. Keeping a toddler in the living room, and out of the kitchen, can be almost impossible.</p>
<p>With a closed floor plan, you can keep small children, and your pets, out of rooms that are off limits. Sound won&#8217;t carry as well through the walls and doors, making the home much quieter, even with a loud family. You can have a separate office or den for work purposes and worry less about interruptions. Doors and walls can break up a large home, making it feel cozier. However, it can be harder to communicate with family members in other rooms. Also, many people feel that a closed floor plan is less flexible than an open layout.</p>
<p>Many homes are a compromise between the two styles. The upstairs, and even part of the downstairs, may contain distinct separate rooms, while the living room, dinging room and kitchen may all be a part of the same open area. When you are looking at homes, ask to see both types of layouts. While you might not have a preference now, you may find that you really do prefer the feel of one over the other.</p>

If you are considering buying a home this spring, it may be a good idea to ask your real estate agent about home maintenance ideas and tips needed for this season. If they cannot answer all your questions, they should be able to help you contact someone who can. They are a great first resource.</p>
<p><strong>Decks</strong><br />
In the winter a deck can take a pretty good beating. This is why it is a good idea to look carefully at it and look for any loose boards, cracks, rotting or other damage. It is a good idea to replace and loose boards and screws with weather resistant ones. This way they deck will hold up better in winter and be all ready for spring.</p>
<p><strong>Sprinklers</strong><br />
This is the time of year, when it is a good idea to check your sprinkler systems to make sure they are working properly. This way they can be all ready to go for those dry hot summer months.
