Summer is here and the weather is warmer and we can all go outside without having to worry about jackets or layers of clothing. However, the summer also means that there may be different concerns to think about for your home and it is a good idea to keep up with maintenance so you do not end up with costly repairs in the future. Here are some summer maintenance tips for your home to get the season off to a good start.

Ask your real estate agent for advice
Real estate agents know what buyers and sellers are looking for in a home and one of these things usually is that the home was well maintained. Ask them for advice and tricks to help keep your home in shape this summer.

Decks
Every summer or even change of season, it is a good idea to look over your deck for loose nails and even rotting wood. Then replace any of the minor things you see. Minor repairs can turn into big, expensive repairs if they are left to long without care.

Roof
Your roof is one of the most important aspects of your home and it can also be the most costly if it is not inspected properly. It is a good idea to clean off your roof and gutters and to look for any loose or missing shingles or siding. Replacing a few shingles is much easier than replacing a whole roof in the future.

Check and Change Air Filters
Air filters keep our homes free of damaging pollutants from outside and help to keep the air we breathe healthy and protect the ones we love. They need to be checked and changed often though so they can keep doing this job well.

Check your pool
If you have one, you want to make sure your pool is properly cleaned, checked, and has all the right chemicals before being able to enjoy it during the hot days this summer. It is also a good idea to check for any cracks or loose titles around the pool that may be unsafe for your family or guests.

These few simple summer maintenance tips and tricks can help you to enjoy your home indoors and out for the whole summer and long into the future. It can also provide you with peace of mind if you go on vacation and save you money in the long run as well.

When people are looking for a home whether it is for the first time or for a new home after a few years there are many things to think about and consider. One of these things is financing and mortgages. However, many people may not understand the basic terms that are used when discussing mortgages and it can get very confusing and frustrating. Here are the basic mortgage terms defined, this way you can know you are making the best decision for you and your family.

Ask your real estate agent for advice
Many people may wonder why this is such a good idea, but real estate agents buy and sell homes to many people all the time. They may be able to explain some basic terms to you or put you in touch with someone who can. They make for an excellent resource.

Underwriting
This term is used to explain how much of a risk you and your mortgage may be to the company you use. A professional underwriter would take your credit score, available collateral, employment status, and current debt into consideration.

Discount
This means that fees are tax deductible and you, the home buyer, pay about one percent of the total loan amount for each fee or point. Paying fees can help reduce your final interest rate.

Origination
This term is less popular with buyers because these are fees paid to a lender or loan officer when they evaluate and process your mortgage loan. They are not really of much benefit to the actual borrower.

Escrow
This is when your money or funds are held in an account by a third party until you close on your home or complete the transaction. This is usually done to make sure that everything is safe and secure for all of the parties involved.

Some of these terms can be quite confusing and even overwhelming at first, but knowing the basic meanings can help you make the right financial decisions now and in the future. This way you can rest easy knowing that this one thing is taken care of and move on to other things like looking forward to your new home and life in the future.

Many people have heard about the recent flooding in the south and in other areas all across the country, but many of us think that we do not live in areas with a flood risk so we will be okay. However, the truth is that every area is at risk for flooding and flooding can and does happen anywhere. Here are some ways to protect your home and property from flooding now and the future. This way you can feel safe and secure and protect the things that are the most valuable to you.

Ask your real estate agent for advice
When real estate agents go to sell a home, they need to know certain pieces of information about the home. This includes flood and water damage risks. If they cannot tell you themselves, they may be able to tell you how to get the information about your home’s flood risk

Install Sewer Backflow Values
In many parts of town, flooding can cause sewers to back up and this can not only cause flooding and damages to property but it can pose a health risk for many people. You should hire a plumber to install these for you so that you will be less likely to have damage caused by a sewer.

Raise electrical systems
When flooding risks happen, any electrical systems and wiring that is near the water can cause damage, power outages, and even be dangerous. It is a good idea to raise these systems one foot above flood elevation levels for everyone’s safety.

Put a sump pump in your basement
Basements are usually the first things to contain water when floods happen because they are lower to the ground. A sump pump can help pump this water out of your home and keep your property safe and well protected.

Buy Flood Insurance
Do not just assume you have flood insurance, ask about it. It will be your best protect against property and damage repairs and provides protection year round. It can give you peace of mind.

Rain and storms happen no matter where we live and be prepared and protected is the best thing we can do for our homes, our property and our loved ones. It is a good idea to think about these things when looking for a home or to think about them if you are a seller. The sooner you have everything in place, the better off everyone will be.

Many people these days want to save money and time any way they can, especially with gas prices on the rise and people having to save as much as they can because of the rough economic times. This is why many home buyers are now looking for homes that are within walking distance of stores, banks, restaurants, parks, schools, and maybe even their job. Whether or not your house as high or low “Walkability” to a buyer can help determine how fast it might sell and how much it will sell for. Here are some tips to help market your home’s Walkability to buyers.

Ask your real estate agent for advice
As your agent, it is their job to know what buyers are looking for and what they want and need. They will be able to provide you with ideas on how best to market your home and it’s “Walkability” to possible buyers. They are a great first resource.

Take a walk from your home to shops, restaurants, parks and more
There are many websites out there these days that can tell someone how far away something is, but many of the websites do not tell you if the path for walking there with smooth or if there were bumps or construction along the way. If you actually take the walk, you can make a note of these things as you walk and tell possible buyers about it.

Take pictures of the walk
This will show possible buyers how easy the walk was, how the neighborhood looked, how many street signs and crosswalks were available and much more. In this case a picture can really give you as a seller the edge by actually providing a buyer with what they want to see.

Note the noise level and other surroundings and post this when marketing your home
If people are going to be walking to many more places than before, they not only want the walk to be easy but enjoyable as well. If you pay attention and write down the noise level in certain areas, pollution, the scenery and much more, this can help these walks seem more appealing to buyers.

Be specific but do not overdo it
It is important to be specific in your “Walkability” details, but do not over do it by making the buyer read a novel. They will get bored quickly especially when searching online and will move on to something that gives the same information with fewer words.

Many people are trying to stay fit and also care about the environment by using cars less. Also, many people just want shops and restaurants to be as convenient as possible. The more details you have about your home’s “Walkability”, the better it will do on the market now and the future.

In these tough economic times, doing all you can to save money really helps. When your home may start looking old or run down, you may want to remodel it, but then you think of the price tag on the remodel and you may think again. Well, not all repairs or home improvements have to be so pricey if you are willing to put a little effort into it. Here is some home repair advice that can save you money and may help increase the value of your home in the future.

Ask your real estate agent for advice
Houses are real estate agents’ business. This is why they are a great person to ask about home repairs and home improvements especially if you do not want to spend a large amount of money. They may have many ideas to help get you started.

Use caulk
If your home is older or wearing down, you may realize that some areas around your toilet, sink, and even windows and doors are wearing away. They may also be leaving gaps. This is because these areas need to be resealed using some caulk. This will only cost you a few dollars and can help you save money on energy and other repair bills.

Change Filters
If you change your air filters at least every three months, you can keep them running nicely and will not have to deal with problems and really pricey costs in the future. It also keeps the air cleaner and healthier for everyone.

Install dimmers
Many people think lighting like this is expensive, but it can actually save you a bunch of money in the long run. You can also control the areas where you need the most light and the areas where you do not. This will lower your energy bill and it may make the home more comfortable as well.

Do some heavy cleaning
Make sure the carpets, windows, and pipes are cleaned often, especially if you have an older home. Letting these things get dirty not only makes your home look bad, but it can cost you money in the future. So make sure to schedule in a good cleaning at least every couple months.

These home repair tips do not take that much time and they will save you large amounts of money in the future. You also may be surprised at how good your home will look and even feel after a few simple repairs and updates.

Many of us especially with the economy struggling and many people being out of work are putting large purchases on credit cards, taking out loans, and saving very little. This works fine until we cannot afford to make our payments. Then many of us may lose our cars, houses, and have terrible credit for a long time into the future. This is why it is important now more than ever, to know what you can to improve your credit and to start doing it. This way you can afford that new home and all those new things with fewer worries.

Ask your real estate agent for advice
Many people may think that a real estate agent only knows about houses, but paying for those houses is important too, so many agents also know a bit about finances and options as well. They are an excellent resource to help you get started.

Credit Cards
When it comes to paying off credit cards or keeping your credit score good, it is important to pay more than the monthly payment and to pay as much more as you can possibly afford. If you do not, you will end up taking several years to pay off a credit card.

Emergency Fund
In this economy, it is important to have money set aside for health problems, job loss, or any other huge unexpected expense. It is recommended to have at least enough money set aside for eight months of bills. You can do this by taking at least twenty dollars out of each paycheck.

Increase Income
There are many ways to make extra cash when you may have large debts or huge bills to pay. One of these ways is to sell unwanted or unnecessary items. Other ways include pet sitting for family members and friends, writing articles online, offering to clean houses and much more.

Think about the Future
Many people are just living paycheck to paycheck and just getting by. However, it is also important to plan for the future. Trade in that meal at a fancy restaurant for a nice meal at home at least twice a week to save some money. In the future, you will be glad you did.

These tips can not only help you now when times are rough for many people, but they are also useful throughout your live. They can help you to learn better spending habits and keep track of the ones you have and they can help you provide for your loved ones not only for right now but in the future as well.

The economy and the housing market are improving slowly, but some cities are seeing more improvement than others. In some areas this is because of more jobs, attractions, or even more affordable housing. In other cities this is because minority groups and immigrants are moving to smaller cities and areas all across the country. Here are some cities seeing the most growth because of immigrants and minority groups and reasons why they may be moving to these areas.

Ask your real estate for information
If you are an immigrant or a minority group and you are seeking neighborhoods and areas that have affordable housing and may have similar culture, asking your real estate agent about these areas and cities is a good place to start. They are an excellent resource.

Portland and Salem, Oregon
This area’s technology growth is appealing to many highly skilled and trained immigrants. They may also be meeting up with people that share the same culture, such as people from Southeast Asia, Africa, Eastern Europe, and Russia.

Fairfax County, VA
This area is close to Washington D.C. and has a population that is thirty percent immigrants. In this area, service and construction jobs are still available and because of this the recession was not felt very hard here. Many immigrants also own their own businesses here and want their families and friends to move as well.

Shelbyville, Tennessee
The area has become a safe and hopeful environment for refugees from Egypt, Myanmar, and Somalia. This area also provides factory and food processing plant work for many people.

Cape Coral, Florida
Much of the population in this area is from immigrants and minority groups, most likely due to the agriculture and service fields providing many jobs. This area also provides a nice spot to raise a family and even retire someday.

This information will be helpful to real estate agents trying to find the best deals for buyers by knowing what they are looking for. It can also be helpful to sellers trying to get a good deal on their house, or for future buyers knowing what cities provide the most jobs and the best community. This information will help you to figure out how well your area and economy are doing when compared to other areas.

With the housing market and economy struggling, many people are making a profit by promising people housing deals and sales that really are not true. This is unfortunate but it happens each and every day to many people. It is hard enough to buy or a sell a home these days without having to worry about frauds and scams. Here are some tips for how to avoid real estate fraud. This way you can rest easier and feel safer when you go to buy or sell a home.

Check with your real estate agent first
If you find a deal online or through another source besides your agent, check with your agent to make sure it is legitimate. Also, only use trusted names and companies with licenses and experience.

Get the deal in writing
Do not take anyone’s “word” for it. Make sure everything is in writing and that you understand everything that is written. Also, check to make sure the written deal includes all promises that were made to you.

Make sure both parties sign the contract
A contract is not a legal contract unless it is signed by both parties involved. Make sure that both parties sign, so you can file a legal complaint if there are any problems.

Do not assume the deal will just work out
If you are offered a deal and have a signed contract, make sure the other party comes through with the deal and all of its promises. Do not just assume that everything will work out in the end. If the other party does not come through with the deal, you may want to consider legal action.

Hire a real estate lawyer
If you are promised a real estate deal and give someone your money and have signed a written contract, and they do not come through on that deal, you may be entitled to take legal action. Your real estate agent may be able to help you find a good lawyer.

These tips for avoiding real estate fraud can be really helpful, especially these days. Too many people are taking advantage of those that are seeking good prices on homes or a good price for the sale of their home. It is important to keep these tips in mind when going through with any real estate deal. They will help to keep you safe and give you peace of mind when buying or selling a home.

When you have finally found the right house for you, the moving process begins. There is much to do and consider but one thing that most everyone worries about is finding the right moving company to help you. After all, you want all your personal belongings and possession to arrive with you safely at your new home and not have to worry about them. Here are some tips for hiring the right moving company, so you can rest easier and enjoy your move more.

Ask your real estate agent for advice
Real estate agents obviously see many people move from place to place every day. They are an excellent resource for helping you find the right moving company for you. They may have some ideas for you or can put you in touch with a company themselves.

Make sure movers have a license, insurance and experience
It is important to make sure the moving company you hire not only are well recommended but that they have licenses to move your items, insurance in case anything may happen and plenty of experience in moving personal items. This way if you have problems with the movers you will know who to contact and you can find out how things will be handled.

Do your homework
Research the moving company thoroughly to make sure it is a legitimate business with a high standing and well respected. After all, you do not want to fall victim to a scam and lose your money and possibly your personal items as well. You can check it out online and with your real estate agent.

Speak with the moving company before hiring
It is a good idea to speak with the company before hiring them. Ask about how their moving process works, what insurance options they may offer, what happens if items go missing, and more. If you are not comfortable with the movers or they seem really desperate do not hire them.

Consider Costs
Think about how much the mover will charge you to move all your stuff from your old home to your new one. Find out if there are additional fees for moving to certain locations or what it is included in the cost. Make sure to get everything in writing and read it carefully before hiring any company.

Hiring the right moving company can help make your move to your new home more enjoyable and less stressful for everyone. It can help you feel safe and secure that your personal items are in good hands. This way you can focus more on packing and the other parts of the moving process and get settled in safely.
